Master Property Planning Update, July 19, 2016

After doing extensive background research on the five school sites in our Master Property (MPP) process, including examining enrollment trends, market conditions, and listening to many community focus groups over the past year, decisions and actions are starting to take shape. Here is the latest status update on each property:

  1. Wabeek parcel on Long Lake Road- Sold to Hunter Pasteur Homes Baron Estates, LLC. The builder plans to develop a residential subdivision on the site. As it has been proposed, it will consist of 21 individual lots, a creek with moving water, sidewalks, stone bridge, and natural walking path. The homes are estimated to range in price from $800,000 to $2.5 million.
  2. Hickory Grove School- The district is currently seeking RFP's for demolition. Once bids have been received, a demolition contractor will likely be selected and demolition authorized by the Board. The district has also reviewed bids for purchase/development of the Hickory Grove site, with the recommended developer being Robertson Brothers at $5.45 million. Robertson Brothers proposes to build approximately 34 single family detached site condominium homes each at about 2800 square feet with 3-4 bedrooms in the $800,000 price range. Meetings regarding Hickory Grove are scheduled for:

    July 28, Board of Education Study Session (7273 Wing Lake Road) - 5:30 p.m. Robertson Brothers will present more detail regarding their proposed development. There will be opportunity for public comment.

    August 3, meeting at Hickory Grove School - 6:00 p.m. Robertson Brothers will again present detail regarding their proposed development. There will be opportunity for questions and dialogue.

    August 18, Regular Board of Education meeting (7273 Wing Lake Road) - 7:00 p.m. Consideration of potential sale will likely be on the agenda. There will be opportunity for public comment.
  3. Pine Lake School- The district is seeking RFP's for demolition. Once bids have been received, a demolition contractor will likely be selected and demolition authorized by the Board. Grass would be planted on the school building site and the district would retain the land for possible future needs. In the meantime, it would be available for community use as an open space with the current playground, tennis facilities, and fields fields maintained.
  4. Lahser High School- The size and complexity of this site requires more time to evaluate options. The community has expressed an emotional tie to this site and interest in developing some sort of partnership to keep either outdoor or indoor community uses available. On the other hand, Lahser is a large, expensive building to heat and maintain due to very old mechanical systems. It is likely that at least a portion of the building will be demolished. The district will issue RFP's in July/August to evaluate the feasibility of ground lease options for portions of the building. A more specific recommendation will be made once these RFP's have been evaluated.
  5. Fox Hills Bloomin' Preschool- This site was evaluated to see if it might make sense to relocate it at the Hickory Grove Site. In addition, there are 10 subdivided acres available on that site which could potentially be sold for infill housing development. The recommendation is to keep Fox Hills in its current location and hold the 10 acre parcel as-is.
